A quick step-by-step guide

  • What makes a property historic in the City of Phoenix?

    1.      Age: Must be at least 50 years old

    2.      Significance: Show significance in history, architecture, archeology, engineering, or culture

    3.      Integrity: Retains integrity to convey their significance

  • The PHPR is the official listing of residential and commercial historic properties recognized by the City of Phoenix. Properties are listed on the register by being rezoned Historic Property (HP) overlay. These properties go through a special development review process that ensures the integrity of these buildings remains intact for future generations when alteration or demolition is requested.

  • Historically recognized properties come with a level of prestige and appeal that adds to the intangible value of the structure and your surrounding neighborhood. Historic properties are also linked to rise in property values and city pride.

    Listed properties are eligible for city grants focused on exterior rehabilitation through the Historic Preservation Bond Fund. Listed properties also have protection against demolition or alteration provided by the HP ordinance. By listing your historic property, you become a steward of Phoenix’s rich past and vibrant future.

  • Separate from the Phoenix Historic Property Register, the NRHP is an official list of historic properties recognized at the national level. Most properties listed on the city register are also listed on the national register. Nationally recognized properties may take advantage of tax incentive programs. Unlike the city register, the National Register does not include any zoning overlays and therefore does not prevent repairing, altering, selling, or even demolishing a building. When a structure is listed on both the City and National register, property owners are able to take advantage of the benefits both programs have to offer.
